How are we able to build Courtyard Flats so
economically?

We have researched the world for the best and most economical housing construction
methods and selected the American
Wall Ties Concrete
Shuttering System. A developer in Mexico is building 20,000 houses per
year using the Wall Ties special Aluminum Shuttering System. The
world's largest
aluminum forms manufacturer and supplier, Wall-Ties & Forms, Inc., is
the premier designer of aluminum
concrete forming systems and concrete formwork accessories. With
this system Courtyard Flats will complete one 50 unit block of apartment per

Self construction. Our experienced team will also do
our own apartment construction making a considerable savings and passing these savings
along to the buyer. Our MD built Ivy Gardens Apartments
(Blacksburg, Virginia, USA) in 84 days without the
innovative Wall Ties system.
Traditionally house or flat construction in Nairobi takes 9 to 18 months.

department is taking full advantage of the current buyer's market.

We are not Greedy. We will not take advantage of the
housing shortage to make huge profits but will share our cost savings with
you, the buyer.

The Kenya Government is giving a
Value
Added Tax (VAT) exemption to stimulate the development of lower cost
housing. The exemption applies to a house or home that the "...construction
cost is not more than one million six hundred thousand shillings."
Our pre-construction flat price will be 1.6 million plus a charge of Kenya
Shillings 2,350,000 for the share of the infrastructure and the land for a
total sales price of Ksh 3.95 million.
This gives us a 16% savings. The infrastructure includes a modern
state of the art wastewater treatment plant, boreholes, water storage tanks,
25 meter swimming pool, children's wading pool, clubhouse, schools, extensive landscaping, playgrounds,
parking lots including covered parking and roads. Of course if the Government changes the
rule or disallows the exemption the price will have to increase.
